Terms of Service

1. Introduction

These Terms of Service (“Terms”) govern your use of ParcelScore, a property risk intelligence service operated by Coverso CC SL, a company registered in Spain (CIF: B19725985).

By accessing or using ParcelScore's website, WhatsApp service, or REST API, you agree to be bound by these Terms. If you do not agree, do not use the service.

2. Service Description

ParcelScore provides property risk intelligence reports via:

  • WhatsApp: Send an address to our WhatsApp number and receive a comprehensive property risk report
  • iMessage: Send an address to our iMessage number for the same report experience on Apple devices
  • Web Chat: Use the chat widget on our website to generate reports instantly
  • REST API: Programmatic access to property risk data for integration into your applications
  • Website: Information about the service, pricing, documentation, and self-service search

Reports aggregate data from public US government sources across 28 states (143M+ property records) and provide risk grades (A through F) across multiple categories including flood, fire protection, environmental hazards, crime, schools, and more.

3. Acceptable Use

You agree not to:

  • Scrape, crawl, or systematically extract data from the ParcelScore website or reports beyond your API plan limits
  • Redistribute ParcelScore reports or data in bulk without a commercial redistribution license
  • Use automated tools to access the WhatsApp, iMessage, or web chat services beyond normal usage patterns
  • Exceed the rate limits or report quotas associated with your subscription plan
  • Attempt to reverse-engineer the scoring methodology or algorithms
  • Impersonate another user or misrepresent your affiliation
  • Use the service for any unlawful purpose
  • Interfere with or disrupt the service infrastructure

4. Pricing & Billing

ParcelScore offers subscription plans billed monthly in US Dollars (USD). Payment is processed through Stripe.

  • Subscription fees are charged at the beginning of each billing cycle
  • Prices may change with 30 days' notice; existing subscriptions are honored until the end of the current billing period
  • Overages beyond plan limits may incur additional per-report charges as specified in your plan details
  • Credits: Some features (such as AI image generation) consume credits from your account balance. Credits are non-refundable and expire if your account is cancelled. Free-tier users receive a limited number of complimentary credits
  • All fees are exclusive of applicable taxes, which will be added where required by law

5. Cancellation & Refunds

  • You may cancel your subscription at any time through your account settings or by contacting support
  • Cancellation takes effect at the end of the current billing period; you retain access until then
  • No refunds are provided for partial billing periods
  • Free-tier usage (first report) requires no payment and has no cancellation requirements

6. Data Accuracy Disclaimer

ParcelScore reports are informational only. They are not a substitute for professional property inspections, appraisals, environmental assessments, or insurance underwriting. Data is sourced from public government databases which may contain errors, omissions, or outdated information. Always verify critical information with qualified professionals before making property, insurance, or investment decisions.

While we strive to maintain accurate and current data, we make no guarantee that:

  • Government source data is free from errors or completely up to date
  • Risk scores will match assessments from other providers or methodologies
  • Reports capture every possible risk factor for a given property
  • Data will be available for every address or parcel in our coverage area

7. Limitation of Liability

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the maximum extent permitted by applicable law, Coverso CC SL and its officers, directors, employees, and agents shall not be liable for:

  • Any indirect, incidental, special, consequential, or punitive damages
  • Any loss of profits, data, business opportunities, or goodwill
  • Decisions made based on information contained in ParcelScore reports
  • Inaccuracies in underlying government data sources
  • Service interruptions or unavailability

Our total aggregate liability for all claims arising from your use of the service shall not exceed the amount you paid to ParcelScore in the twelve (12) months preceding the claim.

8. Intellectual Property

  • The ParcelScore report format, scoring methodology, grade algorithms, and user interface are proprietary to Coverso CC SL
  • The ParcelScore name, logo, and branding are trademarks of Coverso CC SL
  • Underlying government data used in reports is public domain under US law
  • You may share individual reports for personal or business use, but systematic redistribution requires a commercial license

9. API Terms

If you access ParcelScore via the REST API, the following additional terms apply:

  • API Keys: Your API key is confidential. Do not share, publish, or embed it in client-side code. You are responsible for all activity under your key.
  • Rate Limits: Each plan has defined rate limits (requests per second and per month). Exceeding these limits may result in throttling (HTTP 429) or suspension.
  • Caching: You may cache API responses for up to 24 hours. Longer caching requires a data licensing agreement.
  • Attribution: If you display ParcelScore data to end users, you must include attribution: “Data by ParcelScore.io”
  • SLA: API uptime targets are published per plan. We do not guarantee 100% availability.

10. Termination

We reserve the right to suspend or terminate your access to ParcelScore if:

  • You violate these Terms of Service
  • You engage in abusive, fraudulent, or harmful activity
  • Payment for your subscription fails and remains unresolved for 7 days
  • You use the service in a manner that threatens the integrity or performance of our systems

Upon termination, your access to reports and API will be revoked. You may request export of your data within 30 days of termination.

11. AI-Generated Content

ParcelScore uses artificial intelligence to generate property risk reports, answer follow-up questions, and provide conversational support. AI-generated content is based on public government data and our proprietary scoring methodology.

  • AI responses are informational and should not be treated as professional advice
  • AI-generated images (where available) are for illustrative purposes only
  • We do not guarantee the accuracy of AI-generated interpretations or summaries
  • Your conversations with the AI assistant may be reviewed to improve service quality, in accordance with our Privacy Policy

12. Indemnification

You agree to indemnify, defend, and hold harmless Coverso CC SL, its affiliates, officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable legal fees) arising out of or related to:

  • Your use of the service
  • Your violation of these Terms
  • Your violation of any rights of a third party
  • Any decisions or actions taken based on ParcelScore reports

13. Force Majeure

Coverso CC SL shall not be liable for any failure or delay in performance resulting from circumstances beyond our reasonable control, including but not limited to:

  • Government data source outages, API changes, or discontinuation
  • Natural disasters, pandemics, or acts of God
  • Internet infrastructure failures
  • Government actions, sanctions, or regulatory changes
  • Third-party service provider outages (Stripe, Supabase, Vercel, Twilio, Anthropic, Sendblue, etc.)

14. Governing Law & Disputes

These Terms are governed by and construed in accordance with the laws of the Kingdom of Spain, for all matters relating to the company, subscriptions, and general service operation.

For disputes specifically concerning the accuracy or interpretation of US property data, US federal and state law (specifically Florida law) shall apply to the extent relevant.

Dispute Resolution: In the event of a dispute, the parties agree to first attempt resolution through good faith negotiation for a period of 30 days. If the dispute is not resolved, it shall be submitted to binding arbitration under the rules of the International Chamber of Commerce (ICC), with the seat of arbitration in Barcelona, Spain.

15. Changes to These Terms

We reserve the right to modify these Terms at any time. Material changes will be communicated via email to registered users at least 30 days before taking effect. Continued use of the service after changes take effect constitutes acceptance of the revised Terms.
